The Carney New Construction Home Building Process
There is a better way to provide real estate services and renovate homes. We know after over 3,000 homes that buying and selling a home is about far more than buying distressed properties and doing minor renovations for a quick resale. Our following of loyal and repeat buyers, vendors and agents have proven that taking exceptional pride in every detail of work performed and delivering a superior product regardless of cost or margin is a lasting business model that benefits our firm, families and all the members of our community.
With that being said, here’s what you can expect from Carney Quality Construction through our four step process.
Start with a sales package.
Our sales package includes floor plans, specification sheets, price sheets, and our preferred Lender. Determine if one of our floor plans suits you and your budget. We can also work with your floor plan. Make a list of the changes you want to the floor plan and make a list of any upgrades that you want Carney to price for you.
You will need a lot.
If you own a lot please provide us with the address. We will do a free evaluation of the lot that helps determine if there are any issues and also helps to determine any costs for building on the lot. Lot improvements can affect the cost of building your home, and our evaluation helps determine these costs upfront. We want the process to be completely transparent with no surprises. We visit the lot in person to assess whether it needs clearing, fill, has any endangered species or anything that would impact the project price and/or build time.
If you do not own a lot we can assist you to help find a lot that fits your criteria.
We meet with you to complete the floor plan and pricing for your home.
At this time we are ready to complete a contract. A deposit is required at this time to start the process with our architect. This deposit amount is determined by the size and cost of your home starting with deposits at $10,000. The balance of the initial 10% deposit will be due when we are ready to go into permitting.
If you are working with a lender we will work with you and the lender to provide the documents needed to close the loan for your home.
Plans will be drawn up by the architect. Upon completion of the floor plan, front elevation, and electrical plans, we will review these with you to ensure that everything is correct and make any changes that are necessary at that time. The architect will then complete the plans along with engineering to prepare them to go into permitting.
The time frame for this process and the building process varies depending on the market conditions that exist at any given time. Please review the time frame with your sales person.
We use a system called “Builder’s Trend” to help track, manage, and to communicate the building process with our customers. You will be able to view the process and make comments, as the home is being planned and built. We include pictures for you to view, whether you live in Cape Coral or 1,000 miles from Cape Coral.
You will also have your salesperson and a project manager available to answer questions at any time.
When your home is completed we will schedule a walk through with you. We will also have a closing package that includes documents related to your warranty and general building information.
The keys for your new beautiful high quality Carney home are passed to you.
