Judy R. Emens has more than 20 years of professional property, business and financial management experience. For the past five years, she managed CDDs and resort properties for Ginn Company-Property Management as the Director of Property Services for the Central/SW Region. While with Ginn Company, she managed over $250 million of community infrastructures assets including roads, landscaping, security gatehouses and gates, community centers/pools, water and reuse utility plants, storm water management systems and conservation areas.
Throughout the 1990s and early 2000s, Judy demonstrated her aptitude for problem solving and strategic leadership. She led the South Seas Resort Company in Fort Myers as the Director of Project Finance, consolidating $83.5 million of existing debt into one facility. She was also responsible for implementing the structure and sale of $43.5 million public debt and the $200 million private sale of all assets to a public company. Showing similar financial savvy, she then served as the Chief Financial and Operations Officer for Guardian Title Services. There she successfully increased investment income by 21 percent, reduced operating expenses by 15 percent in first year, and coordinated the private sale of all assets to a public company.
Earlier in her career, Judy served as the Chief Financial Controller and Regional Operation Manager for the Brock Hotel Corporation, based in Dallas, Texas.. She began her career as an auditor with Arthur Andersen & Company in Atlanta. Judy is certified by the State of Florida as a Community Association Manager, and values her work and relationships within the Southwest Florida Community. She is a member of Rotary South of Fort Myers and Leadership Lee County, Class of 2001. Judy also participates as a mentor to local high school and Florida Gulf Coast University students. Judy pursued graduate studies in Finance from Georgia State University, and is a graduate of the University of North Alabama, where she obtained a B.S. in Accounting and Finance.
